^^ The above is great advice. Outside of what’s already been said, I’d think about the monthly payment. When I bought my place I ultimately decided on a larger down payment bc the rate I got was phenomenal and the lower monthly payment gave me more peace of mind. Sometimes you need to think about the personal side of being shackled to a monthly payment and what you’re comfortable with. Last piece of advice would be to use me as your RE agent 😜

Not at all. If you can make more money on a down payment than you’re paying in interest, that’s a smart move.
If you mean a condo, some require a 25% down payment and banks will require it if the association does not have sufficient reserves. Also, putting down less than 20% requires paying for PMI. However, when I was considering buying, I didn't have the savings to put more than 10% down, so it's definitely possible and not awful. I ultimately gave up and decided to keep saving until I have a bigger down payment.
HOA reserves are an important this to look at as well. Great call out AA1. If I'm not mistaken your RE agent should be able to get these documents for you.
