Which checking account should I get for my business? I'm two houses in, one ltr and one str where my net out per month is around 4.5k while my net in 5.2-6k? I have airbnb deposits frequently (and pge) while other home just mortgage. Looking at cap1 and chase rn do local banks have better sign up bonuses? My goal is to grow to 4 homes (probably 2 more ltr) within the year and utilize this checking account. Any advice welcome!

I’ve had both CapOne and Chase for years. Cap1 has better sign on bonuses and interest rates, esp if you can keep your balance over $10k. I use Chase for most of my transactional activity, and CapOne for storing my savings before buying the next property.

What happened here? I refinanced my student loans in November 2019 and got a 10-year variable at ~2.5% pegged to LIBOR. When 2020 hit, LIBOR tanked and my interest rate went down to 0.75%. Hi! I am preparing to rent out my condo in Alexandria (off edsall road) in the spring. Anyone have any tips for first time landlords? I’m planning to work with a rental mgmt company that has 3 properties in my complex. They’ll charge 1 month rent for the marketing and 7.9% mgmt fee. I am moving to a lower COLA and don’t mind paying for the mgmt, but I haven’t found a good cash flow calculator to forecast taxes, etc. Any guidance would be appreciated! Thanks.

Any advice on ways to increase your credit score to offset a young credit age?

Moved to the US 5 years ago and wasn’t able to get any sort of credit until 1 year in so my average credit age is low and score is always taking a hit for it.

I live in NYC so no need for a car/car loan and I don’t have a mortgage. I’ve got 2 credit cards with reasonable balances and I have one small personal loan just to show diversity in accounts.

Booked a villa for 50-60 guests for our destination wedding in Tuscany. The hotel required us to pre-pay for the rooms and won’t accept direct payments from guests. First time landlord with a house in an unattractive part of town. I’ve found I can rent to young professionals by the room for a total of $3200 or rent the whole house for around $2800. My rental property (Multifamily) was targeted in a shooting. No one was injured but the neighbors sent an anonymous letter to sue (unless I take action) for bringing their home value down / placing “annoying tenants”. Tenants were placed by my property manager. Am I liable? I have not been contacted by authorities about the incident but am working to get as much information as I can.

Any advice on how to proceed is appreciated. Don’t know who the target was, consider eviction moratorium (NY)
