It all depends on the seller. If you back out, it has implications on the value of the home. In many case though they return it to avoid any legal drama that comes along with it.
That might be tough though to back out. U can negotiate with the seller n his agent but they usually don’t entertain. He has to do all the Sale process including Staging all over again.

My old neighbor was able to do it by just calling his realtor. He hadn’t put down any money yet at that point. This was in Bay Area if it helps
