What's a normal % for a raise/promotion from mid-level to senior visual/UI designer in NYC?

Could I use a job offer that I don’t want as leverage to get a raise? Or is it not really leverage because I don’t have the intention to actually leave. This is more of a hypothetical question.

I’d love some help thinking through this. I’m currently renting for $1600 base ($1800 total) and live in the least desirable part of town, and expect it to raise to about $2k/month. I was planning to buy my first property in the city and Airbnb part of it, but it will take me about a year to save up the cash (~$500k starting). A big fear of mine lately has me feeling like a terrible human being.
