How does the homeless situation affects you?

D2, this may be a neighborhood thing. In nowhere else in American cities have I been attacked by a homeless man while just walking on the street. In SF it has happened to me twice - and once with the man swinging a metal pipe at my head. I did not feel safe. The closest anywhere else was getting followed and cursed out by a homeless man in Chicago. Also, there really is a problem with fecal matter, and it's too large to come from dogs. Luckily, my neighborhood now has a hotline/cleanup team that can be called in case of defecation.

Where in Bay Area? If SF, go with Seattle. If anywhere else, I’d say Bay Area in general with some exceptions. The weather here is just fantastic. 60k is more than enough to offset taxes and cost of living. Seattle and the surrounding areas are a try stunningly beautiful but the weather can get depressing pretty quick.

Homeless in SF generally go towards certain areas and leave people alone. Also, homeless in SF are generally better off than the impoverished employed in the rest of the country so they’re much more relaxed and less aggressive. Additionally, many homeless in SF are not “homeless” but vagabonds who are just exploring their own life experience.

Seattle - - weather - many people from CA hate it because they are used to nice weather. From a New England perspective, it is better because it has mild winters (great snow on mtns), but fall and spring does have a persistent light rain. Summer is amazing, no rain for like 3 months (except sometimes there are forest fires in August) -COL, I lived in a 1 bedroom for $2,300 (in 2019) in Cap Hill, and 1 bedroom in Cap Hill a little outside main area for $1,600. I think this would probably be half the cost of San Fran. Groceries, food, parking etc all reasonable. Houses are probably 1/2 San Fran too. -homeless- is annoying and you’ll have to deal with some creepy people that mostly have drug/mental issues walking around the street. So if you are a women, u may want to pick a non-central (where homeless people live) neighborhood, or just be careful especially at night. -culture, very tech focused and has a large percentage of people that didn’t grow up there - a lot of Amazon Microsoft and Google millionaires and up and coming ones (new money). Very active group, lots of day trips to the mtns, etc.

COL - that is roughly the same. Homeless situation - similar problem in both downtown areas, outside the cities they are very different metropolitan areas so its really what you prefer Weather - Seattle is almost always raining and it gets dark at like 3pm half the year. Except for a few months of the year, SF is light jacket needed at all times. Immediately outside of SF, you get standard sunny California weather most of the year. Culture - very similar, a little more tech-bro in the Bay Area, a little more “I’m vegan because meat is murder” in Seattle.

Lots of facts here. COL is not the same, any online calculator can tell you that. Especially when accounting for income tax. And “Almost always raining”…it literally barely rains from May to October most years, but sure. It’s also light until 9-10pm during that same time period. Thanks for your contribution.

Depends on your willingness to commute to SF. Dublin is gorgeous and wonderful but an hour+ away. We have a direct BART but many companies also have shuttles.

Hello! Seeking advice regarding our mortgage company not complying with our FHA Loan Closing Disclosure.Per FHA requirements, homeowners insurance has to be collected through escrow. However they've only been paying property taxes. This extra money that accumulated in escrow won't cover what's owed to insurance because property taxes and insurance went up. Cross posted from Personal Investment Chatter. Am I stupid for making an offer on a house with the following financials: Total comp ~$340k/ take home annually after taxes etc ~$188k. House is $830k, put $215k down. Monthly mortgage of $4040 inc. principal/interest/taxes/insurance. I have no other debt and liquid non-retirement savings of ~$240k after the down payment. The numbers seem to work but I am nervous.
