Most complexes I’ve lived in have required 2-3 months of rent to break the lease
For the two states I used to live, the early termination usually just requires me to pay two month rent. This term sounds not reasonable to me so wondering if it’s normal in TX
There’s no real standard in Texas that I’m aware of, landlords can use whatever terms they want. I’m assuming you aren’t looking at the standard TX association of realtors lease? That’s what many places use, but it’s not required. Unless you have some statutory reason to end the lease early (ie, military transfer, domestic violence) you’re typically on the hook for the rent for the term of the lease absent some other provision in the lease.

My last 2-3 complexes before buying a home all had a similar clause. The gist of it was in order to terminate the lease, you have to pay out the duration of the lease. You also have to notify property management of you're intent to break lease and after you move out and turn in keys they have a duty to mitigate your losses and refund the difference. That information was from the property manager of the last complex before we bought a home a few years ago. So no idea if anything has changed, your best source would be your current property manager since every company has slightly different policies.

Yup standard Texas lease. Most people use the Texas form. Get a lawyer.
