I have a question, fellow bowlaz! I work in a small advertising agency in Oslo, Norway, and we struggle to get in contact with international ad media such as Adweek (Ad Freak) and Ad Age whenever we want to show off our creative work. Are you speaking that the Realtor or MLS or tax Assessor stated more square footage then is ACTUALLY there?
I believe there are some case studies that have some information.
As you know there are many cost per square foot to build and price per square foot on a sales price.
I think that might be a good start?
Also suffering might be more about misrepresentation, fraud, or incompetence.
I would do research in your market
What did they buy the home at a price per square foot and that is the loss .
If this is a nominal difference… I think it will be harder to state your point. Most appraiser state it is for informational purpose… the sketch. There are reasonable differences.
The square footage difference is a percentage of difference. The smaller the house it will have a bigger percentage. If one is off by 100 square feet no typical borrower/ buyer would notice

I see this on MLS more often then it should
I see agent add enclosed patios and non permitted square footage. I state in my reports when I see misrepresentation on MLS vs measured vs tax records.
FYI … Fannie Mae and FHA and VA do allow average workmanship non permitted square footage as part of total gross living area

Suffering is harder to mathematically calculate.
I would say something else …
