Question for anyone who may be able to answer.

We are looking to file something like an injunction injunction to stop a property sale. The property is owned by a sister and brother. Brother is deceased so it passed down to his children. The heirs bad no idea the aunt is trying to sell. Can we file some type of injunction?

You could Record a lis pendens or a notice of interest in real property to create a cloud in title. It also depends on how title was held between the sister and her deceased brother. Maybe she has fee simple title to the property if it was held JTROS. Better review the title first.

How do my fellow automotive fish feel about buying a used 911 4S convertible ? About 10 years old, maybe like 60k miles and up to 3 owners. Always wanted a nice car and honestly can’t afford a new 911 so thinking about this. Seeing some around 60-70k and plan to use for 5-7 years and hopefully then sell for about half (30-40 k). Is the idea feasible and anything I should be concerned about? Any tips (like model year / trim) would be greatly appreciated. Thanks

Calling all Loan Originators!!! I've been in the mortgage industry for 5 years now (3 years as a Realtor, 2 as a loan originator).

Last years rates, anyone could have done well. You didn't have to sell a mortgage, people just applied.

With the market where it is today, what are some of you doing to counter the "rates are too high" comment from buyers?

I've gone back to my SOI and have been getting some deals and referrals to keep me afloat but would love to hear some of your Best Practices.

I know this is not the topic here but someone might need this , I work with one of the largest broker to introduce to you that would earn you money without making any loses because it mines bitcoin with a percentage of 50% of your investment and any percentage that’s topping the market. So either way you’re always earning and low and no risk is involved. The fee for mining is 0.10% on any withdrawals made so anyways you aren’t risking much and you’re always gaining more.Private message me

What’s a fair fee split as a 1st-year attorney at a new firm? Context: current firm I am at is being absorbed by a medium-sized firm. Partner is taking me, and only me, with him. Right now it’s 50/50 but I’m told going forward it will be split basically in thirds. My base is fairly low but I’m a 1st-year and need more experience - sort of a tough position to be in (though happy & grateful to still be employed). Thoughts? Should I jump ship, if possible? A client developer group just told me they reached terms to “buy equity in a lease.” From what they’ve told me, if we were setting this up fresh, I’d do a new LLC and easily handle capital contributions, buy-sell, etc. in the new LLC agreement. However, here the partner had a long-term lease on the underlying RE that our group wants to develop as a concept. Lease assignment to new LLC is dicey, but I’m thinking maybe we set up a Mgmt services company to contract w/ the partner-tenant entity?
