I'm at 1yr+ doing HOA/condo work but have had no opportunity to do real estate transactions like I expected. Seems like the only way to get the experience is to have nailed a big law gig right out of school and get put into that practice.

I was offered a good base salary and I was asked what type of structure I was looking for. I am uncertain as to what is considered standard or what to look for in terms of bonus/commission structure. A client developer group just told me they reached terms to “buy equity in a lease.” From what they’ve told me, if we were setting this up fresh, I’d do a new LLC and easily handle capital contributions, buy-sell, etc. in the new LLC agreement. However, here the partner had a long-term lease on the underlying RE that our group wants to develop as a concept. Lease assignment to new LLC is dicey, but I’m thinking maybe we set up a Mgmt services company to contract w/ the partner-tenant entity?

Feeling better about myself after reading a 20 year old correction deed to insert "grants to" that had been left out of a quitclaim deed. And I thought *I* was moving too fast and missing stuff 😂

Any defenses to put in an answer regarding violation of the IL Residential Real Property Disclosure Act.? Buyer is suing client pro se after discovering mold in the property from a tenant after taking possession. Seller didn’t know but there was a leak issue in the past. Other advice is appreciated.
