Since I was laid off, no jobs or freelance in sight, and have two children to support by myself, I’ve had to be creative. I make political pinback buttons and sell on Etsy and Amazon, and it’s always been something to give us a little extra spending money. I’ve had to ramp it up, and my little side business is currently the only other income I have besides unemployment. It’s keeping me afloat (for now). So I’m thankful for my side hustle. Gotta do what I gotta do!

I used to do a ton of freelance writing but realized I was burning myself out. Now I have four rentals (Midwest is cheap) with a property manager so I don’t have to do any work to manage them. The cash flow doesn’t cover my current lifestyle but if I had to pull back, it’s a nice cushion. Plus the tenants are paying down my mortgage each month.
We DMed but I’ll post here too in case it’s helpful! I bought a mix of condo and multifamily in the suburbs of a Midwest metropolitan area. The net cash flow is about $2k a month (plus $500/ month mortgage pay down) but the property taxes climb every year, which has been cutting in a lot. I’ve got a ton of equity since they were in okay shape when I bought them, then renovated to bring up to market value. If I buy another property, I will probably look in another market that’s more landlord friendly (TN, TX, FL etc). I pay my property manager 8% of gross rents each month and half a month’s rent when he has to find a new tenant. He is an investor in the area too so he’s been invaluable. To get started, I highly recommend the BiggerPockets community and podcast.
