I’m 25 and have found a duplex I’m considering purchasing as a rental property. Planning on renting both units and have the cash to make the down payment without an issue. L1 expecting an L2 offer any day, next summer start. HCOL area and trying to figure out what is reasonable for income. Non-traditional student and new to public though I have work experience at the para and professional level. Previous salary before returning to school was 60k base overtime eligible as an internal accountant. My reviews are all exemplary and my prior experience has been directly noted as a benefit.

Would I be out of line expecting $65k-$70k base?
