I love Ballston and the walkability without it being too crowded or dirty.
Plenty to do here with crowds and also to avoid them.
I agree with what you said too.
Except I don’t really use the metro.
But it is nice having 2 immediate metro stops near me. And a few just further down 10 mins in Clarendon.

The lush county parks
Don’t move out of the city if you want excitement. Personally I like my 5k square foot house with water view with no omnipresent traffic noise or hum. Can’t get that in DC anywhere. I’m a country boy at heart though. Loved my two years living near Chinatown though.
Mortgage is 593k at 2.25% no money down, so with property taxes and escrow it’s about 3k a month, just jumped to 3260 a month after tax evaluation skyrocketed. I live down in the Dumfries area so 25-30 miles south of DC. I only have half an acre though. Property could sell for 750 now after two years of ownership
