Critical questions:
1) is it in the city of sf? SF has particularly tenant friendly policies
2) when was the building built? Some protections don’t apply for newer buildings

Yes. New enough to escape most requirements. Which city is it in?
Realtors and people who are in that business will always have very valid horror stories, just unfortunately comes with the territory, but also know they are dealing with much bigger numbers. Realistically it could be your having to deal with it, but you could also have zero problems and a great experience too.

Depends on OP’s willingness and ability to deal with downside case. Downside can be very very bad and can wipe out any rental gains that you’ll be getting. Happened to a friend here
How much you interested in renting it for? I’m on the hunt
There's a lot of tenant protections. As an individual, non-corporate landlord, you're exempt from many of the most onerous ones, but eviction is still a slow and painful process if you have to go through it. Your tenants will *not* be happy if you tell them you're not renewing the lease two years in if you weren't totally up-front about that.
You can pay a company to manage the property, and probably will need to do that if you're not local. They'll be the ones dealing with day to day repairs, noise complaints, etc.
Honestly if you find good tenants then you will be fine. But the key is finding good tenants and not just letting anyone rent. I have a friend who had a tenant that didn't pay rent for 6 months and she had to fly out there and kick him out.
