Are you talking about an earnest money deposit, or your down payment? Those are two different things.

10% to 20% is common for a down payment.

You should expect to pay another 5% or so in closing costs.

You can do 5% for conventional loan or 3% for FHA but there are also closing costs. Talk to your lender. You’ll pay PMI since it’s less than 20% but ours is less than $120 per month and our home is more than 700K.

I started out as a graphic designer. Worked for about 4yrs in different roles. Then i started a digital design role for 2 yrs and then made my transition into ux. i have been in a ux role for 5 years. But i want to steer my career towards something more creative. Like in 5-10 years I wouldn’t want to be a specialist or a ux director. I d like to be an art director or creative director. I love branding & marketing but also product. Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap. If I were to buy the second home through an LLC, would that allow me to exceed that 750K since the expenses of the second home would be pass through expenses/income?
