If the contract has an assignability clause you can change the buyer (from a title and vesting perspective) until right up before the close. Most brokers worth their salt will list buyer as “xx and/or assignee”
but just know that even if the contract is assignable, that does not necessarily apply to financing/underwriting from a lender
If the purchase/sale contract is not assignable, you just need to ask the seller and provide a reason that obviously won’t impact the transaction negatively. In any event you need them to sign an addendum to the Purchase/sale agreement and then that goes to escrow so they can vest title the way you want.
