You can waive them but still do one. You just can’t decline to move forward bc of the inspection. But you can find other reasons if needed.
I’ve seen that request coming in as well as a way to entice a buyer that your the right candidate. I completely agree with you on refusing to waive, that’s a massive risk that falls on you (every house has something).
During our process we proposed a few different alternatives. The reality is as long as there is some contingency in place, you are covered as long as you back out in the timing. So if someone wanted us to waive the home inspection contingency, our agent would come up with something else (short window) and have the inspector on speed dial ready to give us a report. We positioned it as we just wanted to assess the house to determine what projects we’d be interested in starting should we move in.
Some people can see through it, others didn’t realize that we were just putting any contingency on paper for us to get our needed information.
We just sold our SFH in DC area. Received multiple offers and none had a home inspection contingency.
Something I wasn’t aware of was “pre offer inspections” where an inspector walks the house with the buyer but doesn’t issue a report. There were several buyers that did this including a couple that didn’t end up submitting offers.
When I sold my house I wouldn’t accept an offer if there was a home inspection clause in there. I’m not going to lose time over stupid crap
