Nope. There really aren’t “conventional commercial loans” available. Everything is underwritten under each banks guidance.

It’s why a popular way to start rentals is duplex/multi family so you can have a small downpayment. Largely because you can qualify for normal loan programs.

Why are you seeking a commercial loan? I think you're looking for the wrong type of loan if you are even asking this question. 15% is the norm for an investment property. A "Second Home" would be 10%.

I can’t stop feeling so behind all the time. Need advice. Have some credit card debt that I’ve been working to pay off. Have made progress but want to lower it quickly. We have dual income, with a house (~$300k in equity), 1 kid and 1 on the way. I’ve looked into debt consolidation via HELOC but also have ~$80k in vested equity in my company that I haven’t touched. Get equity refreshes every year. Would it be smarter to cash out $15k-$20k of that to pay debt vs. a HELOC at ~5% given that will still require mthly payments

What do you do for winter shoes and commuting?

I walk a total ~20 mins in between train/bus stations and then getting from the stop in the loop to the office.

What do I do come wintertime for boots? Do you wear them while you're in the office? Or do you bring dress shoes with you to change in to? I wear a suit to work, so what boots would be good for winter but also look decent with a suit? This is my first winter in Chicago (a socal transplant)
