I don't know home prices in long island NY but as an amateur here I realized closing fees are pretty significant 😭

Most lenders require 20-25% down for rental property. You will need to save more plus closing costs
Correct. Don't rush into this, it's exciting but you need to plan. Have a 3-6 month emergency fund that will cover your personal + rental property expenses. Make sure you have enough for down payment + closing costs + repairs.
Maybe start will something smaller (if the numbers work) like in the 150-200 range.
I’m not as familiar with NY (I’m in the Chicago area) but make sure you budget for closing costs and any repairs that might need to be made to the property. I closed on a rental in October and thankfully no major issues, but you never know. Lenders will always try to make sure you have a solid savings in the event that you lose your job or you lose tenants. Do you plan to manage this property yourself or hire someone?
I'm on LI currently looking for my first home. Don't get your hopes up with that price range. Some houses are reasonably priced under 400k but sell within days of hitting the market. If it's truly just a rental, you may have better luck if you don't care about location as much. I know 1br/1bath basement apts rent for like 1400-1900 so whole house rental income should be able to cover the mortgage at least
