Look, think about your framing. You just hit up a bunch of people and told them the apartment costs too much and you are stuck in it. Perhaps, you want to establish the clear value the apartment brings. Perhaps you want to talk about the pride you feel and the opulence of living in this building - like you come home, knowing you've made it.
Anything short of thinking about how to get 'me' into your apartment works against 'me' ever considering taking on your lease. I mean, its overpriced!
Chief it's not my framing
It's my landlord's thinking — who cannot find someone because of years of deferred maintenance, but given how crazy Boston housing is, is delusional and will not actually lower the price (which is a 20% increase over my current overpriced rent)

I have two units in back bay and one in beacon hill. This framing works- in fact because my leases are often renewed I get the increased , 11-month-based monthly rent form another 12 or 24 months 🫢 . McKinsey remember it isn’t the price , it’s the terms. sounds like you need to hit the pavement and find a new crib !
