What’s your reasoning for why it’s a better investment vs equities? If you model it out and it shows better risk-adjusted return inclusive of management etc, then you should do it, but it usually doesn’t.
$100k invested in the S&P 500 5 years ago is $200K today, and you wouldn’t have had to think about managing your asset once.
I put $350k into a rental property in 2021. In a month where nothing breaks I make $500. Since 2021, the house has barely appreciated (it did appreciate a lot initially but has fallen back). On paper I have a $40k unrealized gain on the value but if I sold, I would lose most of that in selling costs. If I had put that $350 into the sp500 it would be worth $660k today.
Just like any investment advice you’re going to get pretty hot takes. For real estate, things that matter are 1) which state do you live in (extremely important), 2) what’s the purpose (short vs long term), 3) do you live near the property, 4) how much time do you have to spare.
Real estate isn’t just a one and done thing, there are a lot of costs with owning a home, and if a rental you’ll have a legal obligation to fix most issues. So be prepared when things break and you’ll have to fix immediately. Be prepared to deal with tenant issues (even extremely well-vetted ones). It’s a lot to deal with at times, obviously there will be stretches of good tenants with things not breaking, but when you rent out your property people tend to not take care of maintenance like it’s their own home so things break. Personally, there’s stuff always popping up with my home - that I prefer less active investments.
