Rental properties. Don’t do it. Just invest in an S&P500 index fund. Less risk, less work, and similar returns.
I've got money in the stock market and also money in a high yield savings account. They're not a second income by any stretch, but they do increase in value and I don't have to do anything to make it happen. So I can't complain.
+1 for rental properties. I've got a small 2 BR townhouse in south Florida. We rent it 6 months out of the year. That covers all expenses, allows us to put a good amount into our HYSA and gives us a nice family vacation spot to take advantage of the other 6 months out of the year. NOT that we're spending all six months there, unfortunately 😂 - just the occasional summer break trips with kids.
