I always stick around an apartment I’m interested in and ask a resident going in / out these questions including about their overall experience in the building, how much rent has been raised historically, etc. I don’t trust the broker or landlords answer ever.
That’s super smart
Pro
Look in the kitchen closets for bug traps if someone lives there now. This is a bad sign. Bug or mouse traps around the apartment in general are a bad sign. A good building will bring in an exterminator for any infestations, and tenants shouldn’t need to keep traps next to the groceries.
Pro
You’d probably have to ask the landlord (or the super). Brokers are just salespeople, and some will lie just to get the sale. The good ones will say they’ll get the info for you.
When they show you the apartment, bring gloves and move furniture so you can see the hidden floor and walls. You may find some inhabitable conditions.
Open every cabinet and closet and check all of the corners for debris. Look around the radiators. Look on top of the fridge and under the kitchen sink and bathroom.
There’s a place where you can see 411 or whatever they’re called violations online. That’s pretty truthful!
