2020 grad M&A/PE Associate in LCOL area thinking about moving to a ECVC/M&A boutique. 100-150k in cash how would you invest it ? 1. Buy low priced out of state property all cash (~100k multi family in city like Cleveland ) With remaining money fix up property, rent and hold. Or 2. Buy multiple properties with loan and put down payments on 2 multi family homes, (up to ~400k each 20% down) out of state or possibly local. Buy mainly turnkey, rent and hold.
I know either way should essentially work but would love to hear different perspectives.
