A lot of siblings really love sharing a room when they are young. So if the baby is with you/in cot for a bit then transition to sharing.
Finding a way to make current house work in short term gives you longer to find a suitable larger house.
Being near family and support is so important.
Mine will be almost 6 and 3 when they move to the same room, but we’ve always been flexible with sleeping locations. We have a king bed and some nights my husband and I are just too tired to tuck them in their own beds so we all sleep together 🤷🏻♀️
My kids also share a bed when we travel and have never had any issues.
Even if that’s not normal for you, they will eventually get used to it!
Buying a home and moving while pregnant is very stressful. Personally I’d wait until after
I am two years ahead of you with a 4yo and 2yo. When family comes they sleep in the living room on an air mattress. Or they could easily sleep in the 2yo’s room and we could double up the kids. Agree with what others said and would take my time finding the forever home. We are still in our starter home and are waiting for our kids to start school to move. We also are in a commuter town and are reluctant to give up the easy commute. We will likely look to move in a couple years when we’re ready to switch from a full-time to a part-time nanny. For towns we are debating Summit/Short Hills which has trains vs. Tenafly/Demarest which has the bus. Congrats on the growing family.
I live in Union County in the Westfield/Cranford/Garwood/Mountainside/Clark area. Super easy access to direct train to Manhattan. It’s expensive but houses hold their value and it’s a great area to raise kids in.

2 kids are not too many in a 3-bedroom house. And kids can share a room from the day they are born...all the way until they grow up and move out. My sister has lovely memories of her oldest whispering 'Don't cry baby' when her second baby moved into the toddler's room. It's okay if you want something bigger, but if you're in a good spot right now, I definitely wouldn't rush it.

OP - We have a 3 bedroom house and 3 kids. Even with the baby in the nursery, the other kids still woke up sometimes. I really don't think it makes much difference. And quite honestly, my 'baby' is now 8 and we're switching rooms this summer so he'll share with the 12 yo and my oldest will get the single room.....the 8 yo is really looking forward to being in a room with one of his brothers - he doesn't sleep well by himself anyway (seems to always still end up in my room at some point.)
What town are you living in now, and how big is your current home? How old is your first chold now? Are considering having more than two childten? Are you taking a bus into the city (is "the city" = Manhattan?) and how far is your office from Port Authority, or are you using the PATH train?

Current location is not the best school district. Haven’t looked into it - elder kid is still a few years away from starting. Our parents visit us from india for 6 months at a stretch and they come only because we call them to help us out. So not sure if any of the option you suggest, help me (thank you though)! But really helpful perspective. What i am getting from this discussion is the move needn’t happen when i am pregnant or even until the baby is 6 months, and theres hope for beyond which is reassuring. Weren’t sure if we wanted to buy a home in such a market prices sky rocketing and so much uncertainty
