Has anyone had to threaten/resort to litigation against a residential builder? My developer clearly every existing corner (and seemingly invented new ones just to cut those, too), and keeps sending clearly indifferent and incompetent subcontractors to my house to address warranty claims.

Thanks.

There are probably a handful of firms in your state that handle residential new construction defect cases. Call one.

Is your developer a big player in the industry? If so, you can check your local superior court records for ongoing construction defect cases involving your developer and find a plaintiff’s counsel that way…

Like I said it’s Illinois and the case law was specific and I’m talking about unsightly things like wall outlets cut off at door openings in Wrigleyville, that’s not to code. It wouldn’t pass inspection. Lawyers have to do their own legal research. You can cite a case from my brief and see if it’s mentioned in your jurisdiction’s precedence. I’m giving someone I never met some ideas. Now I’m arguing with know it alls. Screw
Glassdoor. Do your own research. Or make some lawyer friends in your jurisdiction. You have to research your own consumer fraud act and specific acts that regulate home building. There are codes. Titles. Chapters. Are you guys really lawyers?

Look up your jurisdictions’ right to repair act or similar if any (eg California sb800)

And the Irish builders I showed the property in case I need expert witness fixed the guys problems for free after I had photos. Then I got him $15,000 cash settlement which was 25% of contract price for the remodel. This was in 2007-08. But I survived motion to dismiss and judge left my fraud claims to be heard by jury. It was then a question of fact for fact finder. But I had other things going on and wanted to make client whole and get cut loose. That’s thing about being a lawyer and solo practitioner in a jurisdiction where they can drag it out for years. I didn’t stay married to my wife and I’m not going to stay married to client. I moved to California and wrote a book. I know now how the legal system works and how it is deficient. If you have good facts, I hope you make money. Unless you have fee shifting statute like consumer fraud or wealthy client and money is no object, maybe you should not take the case. “A lawyer’s time and advice is his stock in trade.”,
Abraham Lincoln.
