I have access to $600k in interest-only (~3%) funds from parent's line of credit. Trying to optimize allocation. I'm closing on a $540k house in TX, looking to Airbnb it for $3k+ a month. With rising interest rates, I'm considering investing in another house in the Bay Area when prices drop. Wondering if I should pay the TX house in cash & take out a mortgage for the CA house, or split the $600k across both and take out 2 mortgages, or pay off the TX house and use a HELOC for the CA house. Worked at 3 companies since 2019 till now, all with less than 20 overall people in each company (small companies). Want to switch to a big company with more people and diverse teams.
