This - any division by room count, square footage, or amenities won’t take into account individuals’ price valuation. One person values space, but another values private bathroom, or proximity to the living room, etc. Auction is the easiest way to abstract conflciting desires into a quantifiable system. Fairness becomes simply a measure of willingness to pay.
Divide it proportionately according to total square footage.

I’d say they should at least pay 40% of rent, with the others paying 30% each.
I have a couple of rental units around this price range with 3bd 2 bath and most go with the master person paying 1200-1300 and then the others splitting the remainder (works out to 250-300 extra per month to have their own bath).
Agreed and posted something similar. Anything above this would be unreasonable

They have the biggest bedroom plus a whole bath? Is it a private bath or connected from a second door? Swag math for me is 50% of total rent if it's a totally private bath for them.

1100/1100/1100 is. Normal split, 1200/1050/1050. Or 1250/1025/1025. More than that starts to feel excessive.
If one is a den, you plus the person with the other bedroom split up to $2500 and have the person in the den pay the remaining $800 to get to 3300. So probably a 1400, 1100 split , depending on the size difference (esp if your master bed is significantly bigger)
12,11,10 if all bedrooms are different size. 12.5, 10.25,10.25 if other two bedrooms are similar size
