Yes, consider carrying costs (taxes, monthly fees). It also makes a difference depending what type of property you are looking for (co-op, condos, townhomes). The carrying costs in my unit have more than doubled since I bought it 7 years ago. Just keep that in mind when thinking about whether you can sustain the fees. Also you may want to consider new construction buildings. Many new buildings in NYC have tax abatements passed onto unit owners, but new construction units are obviously pricier.

I did it a few years ago. No tips, except that I’d look at sponsor units, if looking at co-ops, to avoid a lot of the board hassle and that I’d avoid certain pre-war buildings (wooden beams around WWII time—noise can travel a lot if the floors in neighboring units haven’t been soundproofed recently).
I definitely don’t regret buying as a single woman and I think I actually prefer it (potentially less hassle if property ever has to be divided, though this may have to do with witnessing the experiences of some women in my family and matters even less if you’d be buying a new place with a partner). I’m currently spending less than I’d be spending to rent a comparable place. The worst thing that can happen is that I have to sell, for whatever reason, in the next few years and lose a bit on the sale, like my neighbors just did. Totally worth it to me.
