Has anyone ever heard of this type of real estate private equity fund structure:

-One LLC, so only one PPM
-Multiple investors that can be onboarded anytime

-One K-1 per investor based on their investments and income

Anyone live with a general plat exception rather than insisting upon the title company specifying the matters on plat which constitute exceptions? This deal is in Source Carolina, but I don’t think the title company is pushing back because of any state law issue. We are looking to file something like an injunction injunction to stop a property sale. The property is owned by a sister and brother. Brother is deceased so it passed down to his children. The heirs bad no idea the aunt is trying to sell. Can we file some type of injunction?
