I just got a job offer for an Entry Level Software Engineer at Boeing in Saint Louis. The salary is $82,000 with an $8,000 sign on bonus. I was hoping for an offer closer to 90k base and I don’t care too much for a sign on bonus. However, this is a lot more than what I’m making now, and would be my first SWE job. Should I counter? A client developer group just told me they reached terms to “buy equity in a lease.” From what they’ve told me, if we were setting this up fresh, I’d do a new LLC and easily handle capital contributions, buy-sell, etc. in the new LLC agreement. However, here the partner had a long-term lease on the underlying RE that our group wants to develop as a concept. Lease assignment to new LLC is dicey, but I’m thinking maybe we set up a Mgmt services company to contract w/ the partner-tenant entity?

I've been applying to jobs for months but every position wants at least 2yrs of experience in real estate transactions, usually way more. I'm at 1yr+ doing HOA/condo work but have had no opportunity to do real estate transactions like I expected.
