Relax Pal, I think you’re reading too much into the term “kickback”. People can call it an affiliate agreement and disclose it, but ultimately, it’s a kickback to the realtor.

They all do the same thing. Realtors have good relations, know they’ll get the work done as they like etc but tbh titles rarely do kickbacks. Same for inspection recommendations or lender recommendations. A good realtor has a good Rolodex of people to call on to keep things moving quickly.

A title company gives me a steak dinner once a year and if I had to recommend to a title company I'd suggest them (tho I represent lenders so have no say in it)


The reality is they all do the same work and are confined, by statute, to charge the same. That company is just as good as the next.

Good evening all,
With my partner we are considering making a move to the countryside of Switzerland, with a gorgeous RE project offering incredible views on immaculate mountains and lake. However, it is far away, and will require 1h+ train/car commute vs. 10 min biking right now. Got news that my house closing may have to be moved due to a delay in the sale of my home. Looked at a house (new build) and MIL said the vinyl windows imply the whole house is probably made with cheap, shoddy materials. She thinks everything has to be wood Marvin windows or bust. Is she right? From my research vinyl has its pros too... as long as we aren’t paying like they are wood marvins. Any reactions?

I am getting a 3% interest rate on a jumbo loan with 20% down on a $850,000 single family home. The ball park in July was 2.65 - 2.75
