Having trouble selling my (retired) dad's house. It needs a lot of work, but has great character. What if I buy it myself for a low, low price? Then I would be able to get a FHA 203k loan to do the updates. Rent it out or put it back on the market in the spring.

The difference between the FMV and purchase price can also be seen as a gift, so your dad may need to file some tax forms for that. He won’t owe anything, but it will be a hit against his $11m estate tax exemption.

There are mortgage calculators out there that should tell you the financials.

This would be an off market purchase, so whatever price your dad is willing to sell it for.

Once you figure out the financials talk to banks re: credit score

Just remember that you will pay capital gains on the price, so buying it for too low of a price can hurt you.

Maybe you can do a seller financed deal… aka your dad sells it to you for an agreed upon price, but you don’t necessarily have to have 20% down and you just pay your dad directly.

I have been an apartment dweller my whole adult life. So I don't know about any of this stuff. What credit score would I need to buy a house? How much would I have to put down in order to keep the monthly payments fairly low? Also wondering if he can sell it to me for lower than the appraisal amount? Trying to keep his assets low in case he needs to lean on the state for health stuff.

I have moderate-conservative views. My team, 6 other people, are all very left-leaning. Politics isn't usually discussed outright, but the liberal views frequently seep into our meetings. It's uncomfortable for me; I can't chime in when they talk about media, covid, news, etc. because I don't agree with their snuck premises. Anyone going to IAPP next week in D.C.?

Billable hour question: is anyone else just completely incapable of keeping up with your time? I’ve been an attorney for 3 years now and tried everything I can think of to figure this out but I just can’t do it. It’s the same thing at the end of every month - staying up late entering in an entire month of time. Luckily most clients I work for are flat fee/percentage based but I still feel like a failure for not being able to do this thing that seemingly every other lawyer can do. Any tips?

I just learned about rejection sensitive dysphoria. It describes that feeling of severe emotional pain tied to rejection or failure. And it is associated with ADHD. This explains so much about me and how I approach the world and my job. This feels like important information although I don’t know how to use it yet.

Does it mean anything specifically when a company/firm reposts their position? I went on a phone screen and it went really well (so I thought) and got the interview with a AmLaw200 firm. I thought the interview went okay but then 8 days later no contact and I saw that they reposted the position. I’ve had my position for almost 8 months and I’m ready to leave but that’s another story.

I’d like some help evaluating the best deal. Airbnb potential house/ back house in Texas (furnished for $570k) Airbnb would break even (~3600)and most of not all of mortgage while I live in the back unit. Turnkey but not sure about appreciation or value. OR triplex for $625k that generates 4500/month, it’s in a questionable street in an amazing zip code.

The housing market is not going to crash simply because interest rates are rising. This will on temper demand, and slow the price appreciation of homes. Yes some markets will see price declines, but this will not be a repeat of 07/08. Market fundamentals, and basic lending practices are much different than they were back then.

TX Property Help:
I have new tenants at 1 of our properties in TX who have placed official maintenance requests for every little thing wrong with the house. (all the way down to loose screw on the toilet paper holder, gap in the front door weather stripping etc.)
Their lease started Apr 9th, but they didn't send the Condition Move In Report back to me until May 17th.
Any recs on how to legally reject the requests? What items don't I need to fix, and how to deny them w/o pissing off tenants?
