Good starting point: Ask the inspector and / or real estate agent.

Agreed. The inspector works for you, they should be available to answer any and all questions.

Also, your agent should tell you what’s acceptable to ask for either via repairs or an adjustment to the price.

Or a homeowner in their 40s or 50s who can tell you what kind of repairs are expensive.

Some repairs may be required (usually related to major systems including plumbing, electrical, or HVAC, or structural problems). Other items may not be required, but would create goodwill if the seller takes care of them. In many states, all homes are sold “as-is” and you’ll have to negotiate for repairs or cash off the sales price.

Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap. If I were to buy the second home through an LLC, would that allow me to exceed that 750K since the expenses of the second home would be pass through expenses/income?

2. Put the land under said condos into a land conservatorship (for taxes)
3. Rent condos at discounted rates (for taxes)
4. A small fee of the rent goes to a trust as a land conservation fee in perpetuity (for tax reasons)
