Do your research on local restrictions on short term rentals. I looked into Airbnb’s as an investment option (seaside locations) and many are now limiting short term stays and/or adding short term taxes.

For us it was an easy decision to do STR. It’s a vacation rental and while summer is week to week I looked into what we should do for off season.
In the off season / winter I could get maybe $3,500/mo for LTR, but through STR I could do $10k. Plus with eviction moratoriums it would make me nervous to rent over 30 days.

In this market, STR all the way if it is allowed.
