Bought a town home in a cold-sac near busy street. Sound from the road is driving me crazy. Not sure how I missed it when we visited. We visited the home multiple times and various points in the day and never heard the road. The day we went for our final inspection it was loud. I feel like the owner did something but can’t be proven.

Any recommendations on how to reduce the noise? Please don’t be harsh I already feel terrible. My wife is pregnant and I just wanted us to have a larger home.

How old is the townhome? Could you upgrade the windows?

I’d look into a white noise machine to help at night, but noise inside is often related to older windows

I will give you a discount and only charge you $80k to do all the windows. I’ll give you my wire info and will have contractors there by the end of the week 🙃

To be continued..My parent in laws are also coming to live with us and their room truly is unbearable to live in so I am very afraid. We are considering getting indo inserts but any other recommendations would be helpful.

Is it possible to plant trees or shrubs along the property to reduce noise. ask the HOA for permission ?

They had trees and the HOA president tore them down. I think that might be why it feels so loud

This mofo just said he thought it'd cost 20k a window to replace them. Lmaoooo

No..I have 30 windows.

Just do the indo inserts. Unless you have single pane windows and replace with special acoustic windows (that will be more expensive), adding the acoustic indo inserts will do more for you. Although if you have a sliding door, you might replace that. Also plants both on your patio and in the house will absorb sound. Why did the HOA president cut down trees? Was that authorized?

Do you have black out curtains up in all rooms?

Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap. If I were to buy the second home through an LLC, would that allow me to exceed that 750K since the expenses of the second home would be pass through expenses/income?

I've read about HELOC and cash out refinance to get a 2nd home but articles are so scattered that it gets confusing which is better in terms of tax benefits and immediate costs, etc. Anything others have found helpful that summarized how to get started would be great!
