At the end of the day… here are some action item options:

1. Buy a duplex, triplex, or fourplex - a fixer. Remodel. Live in one unit and and rent out the other(s). Other people’s rent will pay your cost of living and the mortgage (if you have one). Hopefully you’ll profit. After a couple years, refi that property and buy another income property…. And again… and again…

At some point, you’ll have the easiest time buying a stellar home for yourself (if you desire one).

About to list my townhome for sale in a Chicago suburb. Any suggestions on how to price it right? Should i get a property appraisal? I need one Assistance in investment declaration for NPS employer contribution . My NPS account current POP is not ICICI .

While contacted the ICICI POP , he told me to declare the amount though the POP is not ICICI then only they will get request to transfer to ICICI POP .

Trying to decide if I should buy whole life insurance or not - searched a few post and found the sentiment is overwhelmingly negative. Would love to learn more about why is it a best choice. So possibly silly refinancing question: my understanding of refinancing is that if interest rates lower, you basically start a new mortgage with a new bank at lower rates and pay off your old mortgage. With this, there's some closing costs associated.

Assuming your old bank doesn't want to lose your business (aka, interest payments), why don't they offer to simply reduce the interest rate on your mortgage to what they're currently offering customers?

I’m a first time home buyer in the process of making an offer on a condo in the DC area. My realtor is stating that earnest money is a requirement to submit the offer. Is that true? The condos been on the market for almost 3 months and no indication of any other offers being submitted recently. I’m not seeing the value in putting that money in escrow upfront if there’s no additional offers on the table.

Has anyone dealt with a FIRPTA withholding on a sale? It looks like the seller of a condo I’m interested now is an international student so it would apply.
