Hey guys. Correct me if I’m wrong, but today I showed up to an inspection at a property I am selling and the buyers agent got upset and told me I tried to interfere with the inspection. First, I am the seller, I am a licensed agent, and I’m the one who did the work on this flip. I’ve never had a problem being at the inspections. I just was simply being told by the inspector what was wrong and I told him I would fix it today and send him the pictures of it fixed so he could adjust his report

If I was the buyer (I am licensed and represent myself) I would not want you there.

Your mere presence could pressure the inspector who is working for me. Especially if you're an agent and there is an incentive to stay on your good side.

When I'm on the sell side, neither me nor my agent if I have one, would be at the inspection.. Just not done in my market. Even if it's a flip..

So no offense, but I think you're kind of in the wrong here.

Agreed. You shouldn't be there. The contents of the inspection report are the buyers and become part of the negotiation. They may walk away based on the inspection, negotiate the repairs or accept as is. And saying you'll repair when you weren't asked to takes that away in part. I would have told you to leave and called off the inspection for another date if you didn't. Depending on the contract verbiage and state, the buyers might be able to cancel the contract stating you interfered with their ability to do the inspection.

You’re good. It’s a perceived conflict - but they hired or chose the inspector- which candidly, the buyers agent should have a at minimum a level of comfortability in the inspectors integrity.

I think the buyer’s agent, from what you’ve said, is being difficult. But your asking him to adjust his report is likely what triggered him. How I usually operate is to say “do your report then we’ll either fix it or negotiate a buyer’s repair credit.” You may have gotten ahead of your skis, as they say, but this should all be easily fixable.

As the seller/agent you have the right to be there, however it is always good to give advance notice you intend to attend to avoid these types of situations.

You should just wait for the requested repair list and the shared report. There is no need to meet with the inspector and influence the inspector to adjust his report for whatever reason you have. The inspection report belongs to the buyer, the report is their "personal property".
