(3) Play straight, decline X and hope Y converts (4) any other creative ideas ...???

I need help figuring out if I’m being underpaid. I’m working in real estate private equity and I focus on fund models and property valuations. I’m currently at base $80k and 20% bonus. On top of that I have 5 years experience and a masters in finance. I’m good at my job and receive positive reviews from everyone.
