Just got offered a job at a small biotech in London (UK). ~£45k plus bonus but only 1YR FTC and no equity.

Pretty sure it's a discovery role too.

I just finished my PhD at a very good uni with 3 years technician experience before that. BSc and MSc also at very good unis with good grades.

I think this offer is well below par, but curious to hear what you guys think/if you have any comparisons?

Closing on my first home. Advice for anyone with student loans in administrative forbearance per the Cares act: once your offer is accepted have you student loan servicer put your account back in repayment status.

My fictitious debt to income ratio was too high for them to approve me, and it took seven days for my loan to be officially back in repayment. So just a heads up.

Are most new houses being built with induction cooktop? What has everyone experience been like? I personally had non compatible cookware with induction cooktop and wondering if I should just buy a new cooktop (electric, gas etc).. Looked at a house (new build) and MIL said the vinyl windows imply the whole house is probably made with cheap, shoddy materials. She thinks everything has to be wood Marvin windows or bust. Under contract to buy my first home - house hacking a triplex. Property has been leased by the same three tenants for the last 5+ yrs, rents haven’t been raised since they moved in. Market rents have risen 70-100% in the same timeframe. All seem like ideal tenants (retired and take great care of the units) but I’d like advice on how to approach the rent increase conversation. Rents don’t make/break my mortgage payment but I’m leaving a lot on the table if I don’t increase significantly.
