Not an expert in real estate but $650k on a townhome is a lot IMO. I think it should be cheaper than that around $450ish
It’s very hot right now. Atlanta is a wonderful place to live but housing costs have skyrocketed in the last year.
$650K can buy you a lot or a little depending on where you want to be. Do you have a neighborhood in mind? If not, describe the characteristics you’d like in a neighborhood and I can suggest some areas to look into.
As for neighborhoods, you’ll get a true “city” feel in Midtown and O4W. Appeal of Buckhead and Brookhaven is blend of urban/suburban. Doraville/Dunwoody is more like a true suburb and will be most affordable.
If you want at least 3 bedrooms, you’ll have a hard time finding a townhouse for $650K in Midtown, O4W, or Buckhead. Brookhaven is a possibility but also a stretch, and Doraville/Dunwoody is probably doable. You could also add Sandy Springs and Smyrna to your list.
Atlanta seems to be a seller’s market right now, I hear it’s because inventory is low and families are continuing to move here. With that being said, you can find some high end townhomes around the $650k price point. I’d look at Sandy Springs, Smyrna, and Mableton first. (Smyrna/Vinings has beautiful townhomes with rooftop views of Atlanta.)
There are newly built townhomes in Midtown and the West Side, they might be a little more than $650k but you’d be in the heart of the city.
Overall, you’ll definitely find something in the $650k range but you should consider your commute (if you’re not remote) and how close to the action you’d prefer to be.
