I’m looking into this investment property that I can’t visit myself due to distance. My agent is trying to contact listing agent to virtually see the property and is getting no responses. I decided to directly contact the listing agent to send me videos (I’ll stop submit offer with my current agent because she’s great to work with) but I’m just frustrated with the lack of response from the listing agent. Is this bad practice? I feel like it’s just frustrating for my agent to not get a response.

You need to review any contracts you signed with your current agent. You may be limited. But side note, I’m dealing with an eviction right now with my rental property… make sure you do the appropriate background checks when you rent your property. My former tenant intentionally destroyed the property. It’s a hot mess. Good luck to you

It’s a buyers market right now. If the listing agent isn’t being helpful, then move on. Let it sit!

Most investment properties won’t have a retail buyer anyways. Let them be difficult and let the property sit.

They may already have offers. Otherwise the listing agent is a problem.

Is it okay to buy a home worth 660K for a couple earning 325K TC together? The HOA and taxes for this home bring the monthly payment up to ~4.8K which is ~32% of our monthly take home after tax…we’re first time home buyers, any advise is appreciated!

I'm under contract for a new build in progress that won't be done until much later this year. I fully expect interest rates will be higher than what I originally estimated. I may or may not try to lock in a good rate early, but I'm planning on renting it out and this throws a bit if a wrench in my margins. Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap. If I were to buy the second home through an LLC, would that allow me to exceed that 750K since the expenses of the second home would be pass through expenses/income?
