You’re trying to get into a desirable location with a high median household income (nearly double the state average) and high cost of living. Consider starting smaller and more inland with the goal of upgrading and moving at a later date when you have equity in the home and more savings to make it work.
FWIW, when we moved out of Boston in 2017 we went further out than we ideally wanted and then moved to our goal town before our oldest started kindergarten.
We’ve been looking North of Boston and have found generally the same. Maybe 1.1 or 1.2 gets us in something that is turn key.
I was in Maryland over the weekend and they had lovely homes for 600-800k and I mean lovely homes I’m talking 4-5 beds that when you pass your like wow. Your own yard, 2 parking garages etc. Boston is a dumpster fire for housing. I just started looking and you either buy a 1-2bed condo for 500-600k or shelve out $1.5-2m for a house worth it like in other states
I am near Cohasset and to afford this town, we had to make a killing on selling our last house further north on the south shore. Otherwise we wouldn’t have been able to buy here. It’s truly crazy. I have friends who have purchased much more modest homes in those towns bc of the school system they wanted to be in, but those go quick. Good luck!
