My rental could use a fresh coat of paint before listing. For anyone who’s done this recently, how much did you end up spending? Also, did you go with basic white, neutral tones, or something more modern for the walls? I see that the modern trend is white and grey, but it's not my favorite color combination. Any recommendations on durable paint brands and tones that hold up well between tenants?

Can I negotiate for a longer pre-approval period? I live in a hot market so likely will take longer than 60-90 days to secure something. Or does the pre-approval auto extend without a bunch more paper work?

Question for folks with second homes: Considering buying a vacation home but would be primarily for family use. We currently have a primary residence with a mortgage balance of ~640K, so my understanding is I could only deduct the mortgage interest on 110K of the second mortgage to stay under the 750K cap. If I were to buy the second home through an LLC, would that allow me to exceed that 750K since the expenses of the second home would be pass through expenses/income?
