As soon as you start talking eviction, ask a licensed attorney in your state.
If the lease says it’s grounds for eviction, time for the notice. They’ve broken the lease. And yes, consult a lawyer.
Quit? How about just ask them to do it outside?

People who smoke make the whole house smell even if they don’t actually smoke in the house. My lease prohibits any smoking in the house or in the property.
If they already smoked in it why lose more money evicting and having to clean it up and lease it again anyway?
Cause that is the least of my issues with the tenant, just looking for an out and the lease specifically says it is grounds for eviction
