I had read countless books and was really into biggerpockets but never pulled the trigger. Here in NJ, it’s really hard to find properties where the taxes and house prices don’t eat all cash flow.
Once i get more comfortable financially I will revisit rental properties, but seriously considering out of state due to the factors mentioned above.
Anyone have out of state rentals?
Got the book on Amazon last year and read it twice. :)

What is the income box for? Is that how much your spending each month (ie what you’re withdrawing)? I assume I’m missing something, otherwise $1m seems like a somewhat low early retirement number, although maybe you’re in a LCOL area

The app itself is called Stessa. I just have a business account and CC, so I manage and document every entry (which expense goes to which house, what debt notes I have, etc)

I’m interested in taking on more as well but can’t find the right place. Put an offer in today and despite being on the market with no offers for three weeks they didn’t even counter. Such a sellers market.

Solid 🙏🏼 I try to do the same with estimating expenses outside of those I get consistently like mortgage, taxes, etc

If so, how do you feel this as an investment vs SPY or better yet Nasdaq which are up double that % last year?
Not trying to diss you but genuinely trying to understand how one diversifies while still chasing the best returns.

EY1 I think you may be double counting - the growth I shared includes asset value, despite not being “realized” yet - so the selling at a profit is a bit moot
