My tenant is incredibly demanding and I’ve reached an ethical conundrum. Please help.
Over the last year, we’ve argued over the following:
1) He’s wanted a new dishwasher despite the current one working perfectly. He just lets food harden on plates and expects the dishwasher to be magic.
2) He filed official reports about the furnace not working when he just needed to turn it on and off once a year in the spring as instructed. I had to pay a technician to go there and (continued…..)

I don’t want to kick them out because I think an eviction is ethically wrong, but it’s an annoyance and has taken up a substantial amount of my time dealing with official reports and negligible issues. Am I ethically in the wrong for increasing rent to something that I feel justifies my trouble?

Get a lawyer for this nightmare! My tenant once took a ruler to measure the grass and say it needs to be cut, lol. I had a weekly service doing it

3) Complaints about damaging the ceiling of my property with a pool cue and refusing to fix it herself

I’m now considering raising his rent by over 10% to adjust for the increased costs he’s induced and increased headache. AITA?

Does your lease and/or state have a mandatory notice period for raised rents? If so, be sure to abide by those.

Does your lease allow for non renewal with proper notification? That may be another option.

Deny their request and they have the options to not renew if they are not happy. Add a provision in the lease agreement next time that you will only fix certain things above a threshold

Who is still in denial about a housing correction? The Fed just made another .75% increase. Powell said they won’t stop until inflation is 2%. He also said a recession would be better than the consequences of unchecked inflation. He announced he will bring rates to a “restrictive level” until “the job is done”. He said that labor demand needs to soften (ie: layoffs). He very explicitly said he wants to slash demand and that housing needs a “correction”.

From a financial standpoint in this market, which would be a better approach in Austin -

1. Buy a ~8-850k house that meets most of our ideal criteria (size, schools, interiors etc) to stay long term

2. Buy a ~5-550k house that’s not ideal with the plan of moving into an ideal home in 4-5 years when kid is ready for school.

How easy is it to get a mortgage for the second home?

We just moved into a 50 year old house. We got the popcorn ceiling removed in the garage plus had the walls done. We didn’t use an official asbestos expert because of the price.
