For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. If focused on the tri-state area (NY, NJ, Long Island mainly) that would be even better. Would you try to cash out refi and buy an investment property now; cash out and rent out your current place and buy a new primary or sell your current place and try to get buy a small investment and a new primary?

Can/should I represent myself (or in other words do not hire a buyer’s agent) when buying a new construction? Will I get the 3% that would have gone to the buyer’s agent, that i can put towards closing cost? I wouldn’t do this if buying an older property but I can’t think of much that an agent would add value in new construction purchase to justify the 3% cost. Thoughts/suggestions/guidance?
