For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. If focused on the tri-state area (NY, NJ, Long Island mainly) that would be even better. My hope is to buy and rent out a apartment while also owning a house and house hacking that by renting part of it out. Our company is considering offering 401K employer match. We are about 200 employees venture backed company. We have about 60% participation mostly the non HCEs and only some key employees contribute. We always pass top heavy test and wpassed the 2019 ADP/ACP test. We are aggressively hiring and project there will be increase in participation, particularly if we offer the match. Given this information would it make sense to continue with a traditional 401k plan or go with safe Harbor plan?

Any success stories with EB5? Who did you use? How were the investment terms? Been on H1b 9 years now and no end in sight with eb2 wait. Concerned with risk of outright fraud not 500k investment amnt.

Of the $75K is it wise if I purchase I bonds worth $30K (myself, spouse, kid)? Current combined rate is 9.62 Does anyone foresee the interest rate drastically reducing? I don’t intend to cash them out before 5 years.
