For any of you real estate investors, what tools or sources did you learn from when getting started. Can’t find a mentor currently so want to find some highly recommended books or videos. If focused on the tri-state area (NY, NJ, Long Island mainly) that would be even better. My hope is to buy and rent out a apartment while also owning a house and house hacking that by renting part of it out. Trying to understand all the steps, traps, and how to find if it’s a good investment.

I owe $40k taxes. Option 1. Sell investments in my taxable account (resulting in capital gains) to pay. Option 2. a"loan" from 401k, at 5% interest, which I pay back to myself (not govt) over 5 yrs??

Mortgage application was denied (condo couldn’t get approved). I have a chance to walk away. Condo market in the city I’m in is relatively weak. Could I offer to try another lender at a lower price or is the only option to break the contract? I don’t mind walking away and finding another condo.
