I owe $40k taxes. Option 1. Sell investments in my taxable account (resulting in capital gains) to pay. Option 2. a"loan" from 401k, at 5% interest, which I pay back to myself (not govt) over 5 yrs??

Looking to help my parents buy a place for rental income. Have $250k or so in cash. Property is probably going to be $500k to $700k. They don’t currently have a lot of income, so I’m not 100% sure they can get the mortgage. Can I co-sign the mortgage for them?

Found a recently renovated property but unable to get seller disclosure because it was an investment property..... Is it typical that no seller disclosure would be made available or is that a red flag? Also there was a class action suit 15 yrs ago that included changing out pipes. It's beautiful but these 2 points sound questionable. Thoughts?

Mortgage application was denied (condo couldn’t get approved). I have a chance to walk away. Condo market in the city I’m in is relatively weak. Could I offer to try another lender at a lower price or is the only option to break the contract? I don’t mind walking away and finding another condo.
What should be a good offer in the current market. I like 2 houses that have a listed price of 380-400k. Is it reasonable for me to offer 8 to 10 percent below the listed price.
