What's the point of the realtor if the dont screen? Why don't you just post on Zillow yourself?
Also struggling to see the point of what the realtor would be for in this scenario. I just went through Zillow as a renter, and it’s pretty easy to navigate, you can use their services for applications and such. I’d personally be more inclined for the property manager just so I had less to worry about and could hand it off to somebody with the experience for starters.

Posted in Zillow 10 days ago. Decent interest initially, 4 viewings but nothing converted. Now no interest as such.. so may be realtors network is stronger? But yea no more value than that..

Keep waiting. Is the rent in line with what you’re thinking? Also see if you have friends at the big tech companies who can post it on their boards for you
You’ll likely need a property manager anyways, unless you live close by and trust yourself to do maintenance on your own.
You can always relist on Zillow. Also, don’t be afraid to go “Old-School” - local community orgs, church bulletin boards, or newspaper ads are a great way to get older, long-term tenants.

I’m debating the same. So my realtor claims she’s also a property manager. That can’t be true right?
Also if the house gets involved in any lawsuit, like tenant destroyed my wall, etc. Is the property manager responsible for this or me?

Either you or the tenant. Prop manager has zero liability except to fix it for you (at your cost)
Property manager for sure. Trust me on this. I have a friend who made the mistake of going realtor and had a tenant who didn't pay rrent for 6 months and it was impossible to get him out. Having someone to do screaning and eal with the issues is a good thing.
You can certainly land a tenant through Zillow but if this is an initial foray into being a landlord (in CA, and even more so in SF) you need to make sure you are following all legal guidelines. If the cost of the property manager isn’t going to hurt your bottom line, go that route. If you want to self manage make sure you get some input from a professional in drafting leases etc.
I'd do property manager. How much is your time worth? Do you want to screen, gather applicants, go show the apartment, and verify references and previous landlord references? Do you want to get a call while you are having dinner with your family because the toilet is overflowing or the AC went out and you have to find a contractor and get bids? I've done both -- one on my own and another property with a property manager, so seen both sides.
