Personally I think there is a lot more research to support not weighting towards any particular market segment but that’s up to you. You should do a bit of reading about efficient market theory and you might reconsider your weighting

65% VTI, 25% VXUS, 10% VNQ

~70% in real estate (1-4 unit rentals), 15% domestic indices, 10% foreign indices, 5% cash

I do 50% SWTSX (Entire US Stock Market Index Fund) and 50% SWPPX (S&P 500 Index Fund). I recommend doing this, or just picking one of these types of index funds, because of the track record/data behind them. From the perspective of someone that is an accountant, I don't allocate money to foreign countries due to the issues with financial reporting. I also feel like international is adequately covered due to these funds holding companies that provide products/services for the entire world.

I spent the last 3 months "growing up" & now I'm ready to go. 1st thing is for me to get my own place. I'd like to buy instead of rent because I don't want to pay someone else's mortgage.

I'm thinking of selling my car & cash out some of my 401k to buy a house. My thought is to put down 3.5% for a FHA loan then make a big payment towards the principal to reduce long-term interest.

Home reno financing question. Have a big project coming up in the $120-150k range. Funding sources are:
- 90k from a heloc around prime
- 10k from a credit card that offers promo checks at 2-3% for 12-18 months
- 375k in a brokerage
- 5-6k per month cash that I can put towards the project, loans, or brokerage

I don't want to stop funding the brokerage because my FIRE plan is less numbers based than "hoard like dragon until it's enough" but maybe I should... How would you optimize?

I was once at a dinner with a second year analyst, consultant, and partner, and the analyst said he planned on retiring by 30 and the partner and consultant laughed. Little did they know, the analyst owned his own home and rented all the rooms out so he payed no rent, never ate out, only grocery shopped, and very very rarely bought anything new.
